Buyer’s Inspection
This investigative inspection of a residential property is for prospective home-buyers who want to learn virtually every detail about their prospective investment’s overall condition. We’ll inspect most visible and readily accessible areas, delivering a complete inspection report within just 24 hours.
We inspect the following areas of the home:
- Roofing System & Attic
- Foundation & Crawl Space
- Basement
- Attached Garage
- Structural Components
- Fireplace
- Exterior (doors, windows, siding)
- Interior (doors, windows, walls, floors, ceilings, stairs)
- Insulation & Ventilation
- Plumbing System
- Heating & Cooling Systems
- Electrical System
- Built-in Appliances
As needed during the inspection, we’ll utilize aerial drone photography, a moisture meter, and a gas leak detector for absolutely no additional fee.
Radon Testing
This inspection service is designed to measure the levels of radon gas inside a home. You may think that your prospective home is radon free because you don’t see or smell any gas—but it’s important to note that radon is odorless and invisible, eluding normal means of detection. Because radon is known to cause serious health conditions, you should have us test the home before you buy using our state-of-the-art radon monitor. In the event that concentrations of the gas exceed a safe threshold, radon mitigation will be recommended.
WDO / Termite Inspection
The purpose of this inspection service is to evaluate a home for evidence of existing termite damage and the ongoing presence of these destructive insects. We’ll inspect the property from top to bottom, providing a full report of our findings that will help you make a more protected investment.
Oil Tank Sweeps
An oil tank sweep is an electronic and visual scan of a property to detect the presence of abandoned underground fuel storage. It is recommended for properties built before 1985. An oil tank sweep is both a subsurface scan using a magnetometer detection instrument and a visual scan of the property and structures for any clues of abandoned underground fuel storage tanks.
Roof Inspections w/ Drone
It happens too often that a professional in the inspection field fails to perform a proper inspection of a home’s roofing system—which, of course, happens to be one of the most critical systems of a residential structure. That’s why we offer this inspection service, fully inspecting a home’s roofing system even if the roof is damaged or otherwise inaccessible. We’re able to do this thanks to aerial drone photography, using our drone to closely photograph all areas of the roof—providing you with a proper assessment of the system’s overall condition.
Mold Testing
If a home has an underlying moisture issue, even if that moisture isn’t readily visible, it can be a paradise for various types of mold. We’ll be happy to inspect your prospective home for the presence of mold, collecting samples as necessary from the air and suspect surfaces to be professionally tested at a local laboratory.
Lead Paint Testing
Making sure you’re safe within your home is our top priority. As such, we offer added value lead paint testing and lead dust sampling in order to provide you with a Lead-Safe Certification. This is especially important as New Jersey recently passed a new Lead Paint law Lead Paint › NJ REALTORS® that now requires any rental properties built after 1978 to test for lead paint upon every new tenant.
New Construction Inspection
Before the builder’s final walkthrough, it’s important to bring in a qualified third-party inspector to evaluate the state of new home construction. We’ll meticulously inspect the property’s readily accessible structures and installed systems, informing you about any issues that we diagnose so that you can better defend your position and secure better terms before final closing.
Pre-Listing Inspection
This inspection service is catered to our clients who are selling a home but have not yet made a listing. Once the inspection is scheduled, we’ll arrive at the property for a full evaluation of the readily accessible and visible components—providing a detailed report of our findings. These findings will reveal potential weaknesses in the home’s construction that you may want to address in order to keep prospective buyers happy, and to help ensure that your asking price isn’t drastically underbid.
Re-inspections
Once you’ve renegotiated terms, and the seller of the home has seen to it that your repair requests are taken care of, give us a call so that we can perform a re-inspection before final terms are settled. We’ll carefully go back over the components that have been repaired or replaced to ensure that the initial issues have been resolved so that you can push onward with full confidence.
